The energy continues to build here in North Idaho. While we understand that a full recovery will take some time it is refreshing to continue to report on a trend of small improvements in the overall real estate market in the Coeur d’Alene area.

In April 2012 as compared to April 2011 we saw the number of home sales increase 7.8%. The number of pending home sales continues to be strong leading into the summer months.  Another important note as it relates to demand is that we are seeing more sales above $300,000, a segment of the Coeur d’Alene real estate market that was relatively weak the last few years. In fact the number of sales over $500,000 has nearly doubled from this same time period last year.

The waterfront demand has roared back enticed by lower prices and interest rates. The number of waterfront sales year to date compared to last year is up 64%, while the average sales price for those properties has dropped 26%.  We continue to believe that waterfront sales will continue to show strength.

Finally Inventory!  The number of residential homes currently on the market are 12.7% less than what was available last year at this time.  Again a marked improvement which will go along way to market stability.

I can attest in our own business as well as most of my colleagues we have all noticed a great improvement of interest and activity in the Coeur d’Alene area.  A welcome improvement from the recent past.

Great news!…. The overall real estate trends continue to improve here in the Coeur d’Alene area.  We are closing in on about four or five months of slow and steady improvements from the number of sales to the levels of current inventory.  I am a big supply and demand guy coming from my old econ roots and we have consistently reported stronger sales (Demand) and lower inventories (Number of homes on the market) and over time that can only mean one thing ….. prices will begin to stabilize or improve. Last month was no exception.

In March 2012 as compared to March 2011 we saw the number of home sales increase 13.7% and looking forward for the same time period the number of pending home sales increased 24.1%.  Another important note as it relates to demand is that we are seeing more sales above $300,000, a segment of the Coeur d’Alene real estate market that was relatively weak the last few years. In fact the number of sales over $500,000 increased 44.4% from this same time period last year.

As far and inventories go, we continue to see marked improvement there as well.  The number of listings on the market in March 2012 as compared to March 2011 is down 9.2 and the number of new listings that have come on-line last month is down 10%.

So what has this done for prices?  Well the average sales price was down 2.3% and the median sales price was up 1.6% in March compared to the same month last year.  One big caveat though, these are the average and median sales price this does not mean that a particular home has gone up in value from this time last year, but that more expensive homes are selling pushing these numbers higher.  SEE ENTIRE REPORT HERE

Preparing your home for the home inspection.  Increasingly, Sellers feel as though they have very little control while selling their homes.  They have to be ready to show the home at a moment’s notice, they can’t control the number of homes directly competing for the qualified buyers, they can’t control the price erosion generated by the vast number of distressed sales hitting the markets.  But our Beloved Sellers do control a couple of important aspects of the sales process.  We talked about staging in a prior post entitled Tips on Staging Your Home to Sell and the importance creating a warm and welcoming environment that will be compared to the other homes on the market.  In this post we will address one of the other important Seller controlled steps, which is preparing their home for the Home Inspection.

Most sales today include a contingency wherein the Buyer can have the home inspected for possible issues or defects.  A professional home inspector will tour the home and generate a report for the Buyers on all of the homes major systems and advise them of any safety issues or deferred maintenance items that may need to be addressed prior to closing.  Here is a list of 10 simple items that show up on the inspection reports that could easily be nonexistent if the Sellers took some simple steps to prepare in advance for the home inspection.

1)      Replace any Burned out light bulbs. (I told you these would be simple but effective)

2)      Replace the furnace filter and if you have had they system serviced within the last year leave that invoice on the counter or tape it to the unit.

3)       Make sure the smoke detectors and in place and have fresh batteries.

4)      Remove items under the sink and clean the area so that they can property check for leaks.

5)      Make sure all of the windows are functioning and that any broken panes are repaired.

6)      Make sure that the landscaping (plants, bushes) are trimmed and not touching the siding of the home.

7)      Make sure any holes in the siding (where the A/C plumbing or gas line enters the home) are properly caulked.

8)      Repair any sheet rock damage and touch up the paint accordingly.

9)      Make sure all doors and cabinet door close properly.

10)   If your home has a sprinkler system make sure it is operational and if the home inspection is taking place during the winter and the system cannot be tested, make sure the blow-out and inspection receipts are available so that they can see the system has been properly maintained.

Today Buyers are very careful to make sure they are making the right choice.  If the inspection report comes back with a number of items (even if they are easily fixed as the ones listed above) the perception the Buyer may have is that the home was not very well maintained which will in turn raise doubts as to whether or not this was the right choice for them.  So for all the Sellers out there – take control of what you can and the process will be that much smoother.  Good Luck.

Great news!…. The trends continue to show signs of improvements.  For those of you that have been following our real estate markets here in the Coeur d’Alene area you know that we have been been stabilizing for the last four months or so and that trend seems to be continuing.  I am a big supply and demand guy coming from my old econ roots and we have consistently reported stronger sales (Demand) and lower inventories (Number of homes on the market) and over time that can only mean one thing ….. prices will begin to stabilize or improve. Last month was no exception.

In February 2012 as compared to February 2011 we saw the number of home sales increase 14.5% and looking forward for the same time period the number of pending home sales increased 21.3%.  Another important note as it relates to demand is that we are seeing more sales above $300,000, a segment of the Coeur d’Alene real estate market that was relatively weak the last few years.

As far and inventories go, we continue to see marked improvement there as well.  The number of listings on the market in February 2012 as compared to February 2011 is down 7.6% and the number of new listings that have come on-line last month is down a whopping 15.9%.

So what has this done for prices?  Well the average sales price was up 1.63% and the median sales price was up 6.22% in February compared to the same month last year.  Yes, I said it prices are UP!  One big caveat though, these are the average and median sales price this does not mean that a particular home has gone up in value from this time last year, but that more expensive homes are selling pushing these numbers higher.

So what is the take away?  Prices are still low, interest rates are still low, so if you are on the fence and waiting to see what happens there is a good chance you are going to miss the unique opportunities that have been presented to you.  One complaint I am hearing is there is less to choose from or that the one we were following is now pending or sold.  The deals won’t last forever so if you are serious about purchasing a home in beautiful North Idaho the time is now.
